Specialists note that seasonal management of properties is closely linked to changing weather conditions — accumulated winter damages and wear must be addressed promptly to avoid more serious expenses in the future.

"One of the most important spring tasks is a comprehensive technical inspection of buildings. Roofs, gutters, and facades are checked to identify damages that occurred over the winter. These works are mainly carried out as part of scheduled preventive maintenance, which in the long term reduces costs for unscheduled repairs," he added.

Apartment owners are also urged to visually assess the condition of radiators after the heating season ends. "If there are signs of corrosion or leaks, this must be reported to the manager," the specialist emphasized.

Preparation of Engineering Systems

With rising temperatures, the importance of ventilation and cooling systems increases. Timely maintenance is required to ensure comfort during the summer months — cleaning filters, testing equipment, and adjusting thermostats.

Regular maintenance not only improves air quality and system efficiency but also helps avoid unexpected breakdowns during the hottest period when demand for such services is at its peak.

Landscaping

Spring is also a time for actively tidying up adjacent areas. Landscaping works are carried out: trimming bushes, removing dry vegetation, and restoring green spaces. A well-maintained environment not only improves the appearance of the building but also enhances the quality of life for residents.
