Janitor or Brigade? RNP Explains How Riga's Houses Can Choose Their Cleaning Method 0

Residents of buildings managed by "Rīgas namu pārvaldnieks" (RNP) can decide for themselves who will handle the cleaning — the familiar janitor or a specialized brigade. The company states that both options will remain available, although brigade servicing is gradually expanding.

Residents of apartment buildings serviced by "Rīgas namu pārvaldnieks" have the opportunity to choose the cleaning model for their building and surrounding area themselves.

As Maris Ozoliņš, the chairman of the company's board, told the LETA agency, the company does not plan to completely abandon janitors despite the development of a system of specialized brigades.

Currently, about 40% of stairwells and internal premises are serviced by mobile brigades. In the surrounding areas, their share is approximately 30%. The remaining facilities are still assigned to janitors.

According to Ozoliņš, each system has its advantages. Brigades work faster thanks to specialized equipment and tools. The use of professional inventory allows for more efficient work while simultaneously reducing costs for residents.

"Such equipment cannot be provided to each individual janitor, so brigades can work faster and cheaper," explained the head of the company.

However, many residents prefer the traditional option. For many, it is important to have a familiar janitor nearby who is present on the premises daily, knows the specifics of the building, and can respond promptly to emerging problems.

What is important to know: if residents want to keep their familiar janitor, they can do so. But RNP warns that this service model usually costs more than the work of a specialized brigade. According to the company, the salary of janitors, depending on the volume of responsibilities, can reach 1700–1800 euros before taxes.

Currently, the company employs about 20 specialized cleaning brigades. RNP believes that the demand for this service model will gradually increase; however, the company does not intend to completely replace janitors.

In fact, residents are offered a choice between more personalized service and an option focused on the use of equipment and cost reduction.

The enterprise "Rīgas namu pārvaldnieks" is fully owned by the Riga City Council. By the end of 2025, the company's turnover amounted to nearly 83 million euros, and profit reached 3.1 million euros.
