Affluent clients are gradually leaving the Center.

The cost of premium new buildings in Moscow has risen by up to 33%. This was reported to Izvestia on December 23 by analysts from Plato Development, who analyzed the preliminary results for 2025 regarding supply, prices, and demand in the premium-class new buildings market in the capital.

According to analysts, the average cost per square meter in premium new buildings reached 865,000 rubles (about 8,500 euros) in November 2025.

The average price of an apartment available for sale has also increased accordingly. In November 2025, it reached 68 million rubles (about 700,000 euros), while in December 2024, the average apartment cost 57.6 million rubles (about 600,000 euros).

The growth was also 18%, while the average area of an apartment in the premium segment remained unchanged at around 79 sq. m.

At the same time, the geography of price growth for premium new buildings in Moscow is uneven. The maximum price increase over the 11 months of 2025 was recorded in the Tverskoy district, where the cost per square meter rose by 33%.

"For many affluent clients, apartments in the Central Administrative District have ceased to be an unconditional priority. They are tired of the costs of living in this area: the hectic pace, high density of development, intense traffic, and constant hustle. Today's high standard of living is not only about a prestigious address but also about the opportunity to live in a calmer and more comfortable environment. That is why the western directions of Moscow are becoming the most sought after, where it is possible to find an optimal balance between the conveniences of urban life and privacy," explained developer Stanislav Konovalov to the media.
