Riga is seeing the emergence of wealthy and poor neighborhoods, according to data from the real estate market review by 'Arco Real Estate'.
As of October 2025, the highest average apartment prices are recorded in Teika, while the lowest remain in Bolderāja. In Teika, the average price has risen to €1,076 per square meter, while in Bolderāja it is €663.
A nearly twofold price gap is observed not only in different neighborhoods but also in different apartments, depending on the series.
The most expensive apartments in October remained those in the 119th and 104th series, where the price for two-room apartments in satisfactory condition ranged from €53,000 to €56,000 depending on the location.
In turn, the cheapest options were offered in Lithuanian project houses — from €31,000 to €43,000, and in 'Khrushchyovkas', where two-room apartments cost from €30,000 to €44,000 depending on the area.
In other words, if fate has it that you live in a series apartment in Riga, it is better to be in the 119th series in Teika than in a 'Khrushchyovka' in Bolderāja. Yes, and it is better to be healthy and wealthy.
