Soviet Apartments in Riga Suddenly Increased in Price by One Thousand Euros

In the neighborhoods of Riga, October saw the most noticeable increase in prices for series apartments built during the Soviet era for the entire current year — an average of 1% per month, and since the beginning of the year, prices for such housing have increased by 2.7%, according to a real estate market overview by "Arco Real Estate."

In October 2025, the average price of series apartments reached 874 euros per square meter. A year ago, the square meter was valued at approximately 850 euros, meaning that over the year, the average apartment of 30 square meters became more expensive by 1200 euros.

However, prices still have a long way to go before reaching record levels. Series apartments are still 46% cheaper than on July 1, 2007, when the average price of an unrenovated apartment in Riga reached a historical maximum of 1620 euros per square meter.

According to "Arco Real Estate," the increase in the average price of series apartments is linked to a significant reduction in supply in the market. In certain neighborhoods of Riga, prices for such apartments have increased by 5–6% this year.

Thus, the largest increase was recorded in Jugla, where prices rose by almost 6%. In Imanta and Kengarags, the increase also exceeded 5%, while in other areas of the city, the growth generally did not exceed 3%. The smallest changes were observed in the most expensive area of the city — Teika.
